What is the Mortgage Advice Bureau?
The Mortgage advice Bureau is a
Mortgage broker in house at Ashley Adams Estate Agents that use a sophisticated computer
system called Mortgage Link, that is able to search over 100 bank, building societies and
other lenders nation-wide, to find you the most competitive mortgage deal. Our aim is to save you time and money.
Can they arrange my mortgage?
YES. The bureau will complete all necessary application
forms and forward them to the lender on your behalf.
Your application is then monitored through to a formal mortgage offer being
issued.
What else does the Bureau offer?
As the Bureau is not a bank, building
society, or estate Agents, they are able to act solely for you, the client.
This includes making offers on the property you have chosen and negotiating
with the Estate Agent. Competitive Solicitors
deals can also be arranged through many local firms that we have contacts with.
How much will I have to pay for
mortgage advice?
NOTHING. The Bureau offers general mortgage advice
absolutely free of charge.
Will I pay a fee for you to arrange my
mortgage?
NO. Most mortgages are either repayment or interest
only with an Investment linked product. If
the Life Assurance or Investment product is arranged through the Bureau, they will receive
commission from the Assurance Company that they use.
It is normal practice that whoever ARRANGES
YOUR INSURANCE will receive a commission, even the banks and building societies if you
go direct. The mortgage service is free, even
if you do not arrange you policy through the Bureau.

On your first visit, the Bureau
will give you an indication of the kind of home that you can afford and will advise you of
the procedure of buying a property.
I have found a property I like, what do
I do now?
Once you have viewed the property,
call back to see us, remember that Estate Agents are acting on behalf of the owner to get
the best possible price for the property. This
can be very daunting, particularly for the first time buyer to make an initial offer to an
experienced Sales Negotiator. We will make
offers on your behalf. When your offer is
accepted, we will computer match you with the most suitable mortgage deal at the time.
YOUR HOME IS AT RISK IF YOU DO NOT KEEP
UP REPAYMENTS ON A MORTGAGE OR OTHER LOANS SECURED ON IT.
